We use the best tenant screening software in the business. Our reports are in-depth and are provided to our Owners for placements. We provide individual interviews of prospective tenants for our smaller units.

Maintaining Standards By Staying in Touch
At BJD Property Management we take inspecting our properties seriously. While most property management companies will visit their properties only if there is a problem we make it a point to visit regularly. Depending on the nature and condition of the premises we determine how many visits per month are needed. It is all part of our plan to bring properties up to our standard. During these inspections we check the quality of ongoing work and make determinations if any improvements are needed. We also look for safety hazards and graffiti, and inspect for cleanliness of the property.
Reliable Service
One of the ways we gain our client’s trust is through our reliability. We are constantly looking to earn and maintain the trust we have been given. In order to do this we have put several conditions in place. For our residents, this means a 72-hour maintenance response guarantee and a 24-hour dedicated emergency maintenance hotline. Emergencies are normally handled as quickly as possible and we can have a trained specialist at a site within an hour. It is imperative that we take care of your investment and we put in the extra effort in being there for our residents and securing value of the property.
Flexibility of Our Service
After years of being in business we understand that every Owner and every property is unique. There are different needs and issues at every property we manage at BJD Property Management. We also understand that our clients might have different overall objectives. Because of this we are very flexible working with you. For instance if you already have a relationship with a vendor, requests certain financials be forwarded or generally have issues that you would like to be addressed that is out of the ordinary we are here to help. Whatever we are looking for we are able to adapt and can customize our services to fit your needs.
We are also flexible when it comes to tenant placements. Whether you have an existing relationship with a realtor and would like to have them work with us or would like us to use our network of realtors we are open to this relationship. Prospective tenants are screened using all the applicable legal avenues and are provided to Owners in order for selection of tenants.
Financial Reporting and Payments
Bank Accounts and Payments
As a part of our services at BJD Property Management we will open an operating accounts for your building(s) at an FDIC-insured bank. Depending on payment structures we will make weekly or monthly deposits and pay all expenses that are related to your property from this account.
Owner Payments
At the end of each month we will send you the net cash flow from your property in the form of a check or wire drawn on this account along with your monthly reports detailing all activity that took place at your property. Depending on if you have an existing bank account in New York City we can deposit payments on your behalf as well.
